Welcome to our holiday flat!
We strive to provide a comfortable and enjoyable stay for all our guests. To ensure this, we kindly ask you to adhere to the following house rules during your stay. These rules are designed to maintain the property's quality, ensure the safety and comfort of our guests, and foster good relationships with our neighbours.
These General Terms and Conditions (GTC) regulate the legal relationship between the guest / customer, hereinafter referred to as Guest, and that of the provider The Cozy House in Urdorf (Tsvetelina & Dennis Stelljes) The terms and conditions are valid from the moment the contract is signed and shall apply exclusively.
The Guest's General Terms and Conditions shall only apply if this has been expressly agreed in writing before the contract was signed. Should individual provisions of these GTC be ineffective or invalid, the validity of the contract and the remaining GTC provisions shall not be affected.
- Safety deposit: We will take a safety deposit for each reservation. This deposit will just be blocked on your credit card and will be released latest 1 week after checkout.
- Self-Check-In Procedure: The Guest is aware of the fact that the house is fully self-managed with no staff on site. To be able to check in the house the guest must fill out the Online-Checkin Form sent to him before arrival and make sure the payment was processed. We do not take any responsibility for guests not being able to check-in if the steps above are not being followed.
- Communication & Services: The guests acknowledge that the communication in any case but an emergency is to be made via booking channel. The apartment is cleaned and prepared for the guest at arrival. The room price does not include any intermediate cleaning during the stay.
- No Parties or Events: Our holiday house is not suitable for parties or events. These gatherings can lead to noise complaints, significant cleaning efforts, and potential damage to the property. To keep the peace and maintain the property's condition, we strictly enforce this rule.
- No Smoking: Smoking inside the property is prohibited. This helps us ensure the flat remains fresh and clean for every guest. If you wish to smoke, please do so in designated outdoor areas and responsibly dispose of cigarette butts.
- No Pets: While we understand that pets are part of many families, our property does not accommodate pets. This decision is made to prevent possible damage and maintain a clean, allergen-free environment for all guests.
- No Unregistered Guests: Only guests included in the booking are allowed on the premises. This ensures we can maintain security and comply with local regulations.
- No Food or Drink in Bedrooms: To avoid spills and stains, we ask that you enjoy your meals and drinks outside of the bedrooms.
- Quite hours: Are from 10pm to 7am / 12am to 1pm. At these times extra consideration is expected. Sundays and public holidays are also considered to be rest periods.
- Check-In after 16:00 and Check-Out Times: 10:00 am
- Furniture and Damages: We ask that you treat the property's furnishings with care and report any damages. Costs for damages exceeding the security deposit will be charged.
- No Furniture Rearrangement: Please leave furniture as you found it to avoid damage and extra work.
- Dishes: We appreciate guests doing their dishes, helping us maintain cleanliness and readiness for the next guest.
- Trash Disposal: Please take out the trash before departure to help maintain a clean environment.
- No Illegal Substances: The possession or use of illegal substances on the property is strictly prohibited to ensure everyone's safety and legality.
- No Prostitution: Engaging in or facilitating prostitution within the flat is strictly forbidden. This rule is in place due to the high reputation risk and the significant effort required to address such activities. Violation of this rule will result in a fine of 1,000 CHF and a report to the authorities.
